Construction permits have been issued for a four-story residential building at 3327 W Fulton Boulevard in East Garfield Park.
The owner, filing under the name Happy River LLC, is planning eight residential units for the building, as well as eight parking spaces. Victor Drapszo of Red Architects is listed as the architect of record. While no renderings have yet been released, the filing includes a masonry contractor, likely indicating a brick or stone facade. The permit also mentions steel porch that will be included behind the structure.
The current site is occupied by an vacant lot. Adjacent to the west of the property is another similar-sized empty property, with 3331 as the address number. A two-story masonry building previously occupied this site, which was demolished around nine years ago. Property info shows Happy River as the owner of this second site, but it is unknown if it will be incorporated into the new development or developed separately. No additional permits appear to have been filed for the 3331 address.
The site lies less than a four-minute walk away from the northeast corner of Garfield Park, which spans 184 acres. Nearby bus transit includes a two-minute walk west to the Fulton & Homan intersection, with stops for Route 82 heading both north and south. Other stops within a 10-minute walk of the premises are serviced by Routes 52, 94, and 20. For CTA L access, the nearest station is the Green Line’s Kedzie station, a seven-minute walk southeast. The Blue Line’s Kedzie-Homan station can be also found via a 19-minute walk south.
Hancock Management & Construction will serve as the general contractor for the $750,000 project. A completion date has not yet been announced.
