Construction will soon begin for a four-story residential development at 4712 N Sheridan Road in Uptown. The interior lot is located along N Sheridan Road between W Leland Avenue and W Lakeside Place. The nearest public transportation is the CTA Route 151, accessed at the Sheridan and Leland bus stop at the end of the block. The Lawrence CTA L station, serviced by the Red Line, is less than a ten-minute walk away. Mavrek Development is the developer behind the project.
Designed by Christopher G Boehm of 360 Design Studio LLC, the building will have 27 residential units and will feature masonry construction. There will be 19 parking spaces and 24 bicycle parking spaces included in the project.
The development also received multiple zoning ordinances from the Zoning Board of Appeals. The first application looked to be granted a special use to establish a residential use on the ground floor. The second application was for a variation to reduce the rear setback from 30 feet to two feet. The attached 19-car garage will cover 87% of the required rear setback. The third application was for a variation to reduce the minimum lot area from 11,400 square feet to 10,500 square feet. The final application was for a variation to eliminate the one required loading berth. All of these applications were approved.
Permits for the construction of the foundation for the building were issued in July 2020, with permits for the construction of the entire building were issued in early October 2020. Permits to demolish the existing one-story daycare center were issued in August 2020. Mavrek, Inc. in charge of the construction of the project. No official timeline has been announced.
