Demolition permits were recently issued for a two-story residential building at 1512 W George Street, near the southwest corner of Lake View.

Owned by EZBM Corp, the existing multi-unit structure features a gabled roof and multiple material types, which include vinyl siding and various types of masonry.

No additional permits have been filed, and EZBM has not indicated future plans for the site. The lot is zoned for RT-3.5, which can accommodate lower-density residential buildings with single or multiple units. This zoning designation also allows for a floor area ratio of 1.05, indicating that the allowable square footage for the new development is roughly the same as the lot’s total area. The maximum height for this zoning designation, excluding churches and schools, is listed as 35 feet.

Bus transit in the vicinity includes a three-minute walk south to Diversey & Greenview, with stops for both the east and westbound Route 76. Additional routes within a 10-minute walking radius includes the Ashland & Wellington stop for north and southbound Route 9, as well as the Belmont & Greenview stop for east and westbound Route 77.

As for light rail, the nearest CTA L access for the Brown and Purple Lines can be found via a 15-minute walk southeast to Diversey station. Meanwhile, the nearest access for the Red Line is a 22-minute walk northeast to Belmont station, which is also serviced by the Brown and Purple Lines.

Evergreen Solutions USA will serve as the wrecking contractor. No timeline or completion date has yet been indicated for a replacement structure.
