Permits were filed recently for a four-story residential building at 3253 N Elston Avenue in Avondale. The lot currently sits empty, as the three-floor duplex home once on the property was demolished between 2016 and 2017.
The site lies along the diagonal N Elston Avenue, just one block northwest of the road’s intersection with W Belmont Avenue and N California Avenue. The intersection hosts a series of retail and restaurant options, as well as bus routes 77 and 94. Additional CTA L access includes the Blue Line’s Belmont station, located a 15-minute walk west. Brands Park is less than a minute’s walk north, just adjacent to the property.
GMP Development LLC is the owner and general contractor for the project, while John Hanna of Hanna Architects is the architect of record. In addition to the three residential units, the building will be occupied by a rooftop deck, a basement, and a three-car garage contained in the basement. While no renderings have yet been revealed, permits show that GMP had hired multiple masonry contractors, suggesting a full or at least partial stone facade.
No completion date has been indicated for the $910,000 development.
