Permits have just been filed for 1023 W Irving Park Road in Lake View, on a block bound by W Irving Park Road, N Sheridan Road, and subway tracks where the Red and Purple Lines bend around both sides. The nearest public transportation is the CTA L Red Line’s Sheridan Station, which is located on the same block. Nearby bus stops include Route 80, Route 151, and the express Route 9 are all within a minute’s walk from the site.
The site was recently occupied by a nearly-completed, four-story apartment building less than a year ago. Crain’s Chicago Business reported in September of last year that the structure had been demolished after a series of events between the previous developer, Panoptic Group, and the most recent buyer, health and social services provider Howard Brown. After selling the property and structure and agreeing to finish constructing its exterior, Panoptic Group’s final construction timeline fell through and construction flaws were found. The structure, having cost $1.68 million to build, was subsequently demolished with a lawsuit filed by Howard Brown against Panoptic.
Howard Brown has since planned to develop a non-residential structure in its place. Now that more details have been revealed in the permits issued on August 7, the new five-story building will be medical related, span 17,780 square feet, and have a basement level.
Howard Brown must still file permits for the crane base, and a completion date has not been revealed.
