Construction has surpassed 12 of the 13 floors planned for the office building at 320 N Sangamon Street. The site lies at the intersection of N Sangamon Street and W Wayman Street in West Loop’s Fulton Market neighborhood. Nearby bus lines include Route 8 at Halsted & Lake, which is a six-minute walk to the southeast. Also nearby is the CTA L Morgan Station, a three-minute walk southwest.
The surrounding neighborhood includes a flavorful mix of residential, office, and retail developments. Last week, YIMBY covered 800 W Fulton Market, another major office project nearby. Both projects represent an emerging demand for Class A office space with large floor plates in the area, accommodating companies like Google, McDonald’s, and Dyson.
Developed by local Mark Goodman & Associates and Tishman Speyer, 320 N Sangamon Street consists of approximately 270,000 square feet of office space. An article by Curbed last September reported an additional 7,800 square feet of retail on the ground floor, as well a parking garage for 47 vehicles. Tishman Speyer’s website lists multiple amenities throughout the building, including a top-floor terrace with a fire pit, a fitness center, a conference center with a capacity for 100 people, and a tenant lounge.
Designed by Solomon Cordwell Buenz, the development’s exterior uses primarily a brick facade with glass windows, but also includes a prominent glass curtain wall corner that unites the five-floor base with the rest of the building. The top floor of the structure is set back on all sides to accommodate the terrace, while creating a crown-like architectural element.
The project is intending to reach LEED Gold status, with Clark Construction as the general contractor. Opening is expected in early 2021.
