Permits were filed back in April for a seven-story residential project at 1122 W Chicago Avenue. This triangular lot, formed by the intersection of W Chicago Avenue and the diagonally-oriented N Milwaukee Avenue, is steps away from the nearby CTA L Blue Line via Chicago station.
Developer Lipe Property Company reveals the lot could contain residential, hotel, or office space. However, permits filed show that the company has decided to go residential, with 97 units planned and 39 parking spaces. The developer site depicts additional components including ground-floor retail space as well as retail or office space on a portion of the second floor, and a restaurant on the top floor.
This building is only one of a multitude current and potential developments transforming the River West neighborhood. Nearby megadevelopment sites include SCB’s planned River District neighborhood and an entire new eco-park around Goose Island.
The permit lists 1122 Chicago, LLC as the occupying owner and David Haymes of Pappageorge Haymes as the architect of record. Additionally, Global Builders, Inc. is shown to be the general contractor. Altogether, permits show $19,500,000 as the reported cost to build.
Pappageorge Haymes’ current renderings for the site show a triangular building with of a boxy design featuring a couple setbacks for outdoor space. The glass and concrete facade has distinctive yellow and blue beams running up its sides.
Construction has since begun since permits were issued in April. Construction looks like it could be wrapped up by the end of this year, with full occupancy following shortly after.
