Park Boulevard’s Phase 3B is nearing completion as facade work wraps up and final landscaping work kicks off. This two-building project, located at 41 W 36th Street and 42 W 37th Street in Bronzeville, is part of a broader residential plan to replace the former Stateway Gardens housing projects of the Chicago Housing Authority. Led by Stateway Associates LLC, the initiative is set to produce 1,316 total units, occupying both townhomes and apartments.

Foundation work is progressing for Park Boulevard’s Phase 3B, comprised of two five-story residential buildings at 41 W 36th Street in Bronzeville. Replacing the former Chicago Housing Authority Stateway Gardens housing projects, this larger masterplan developed by Stateway Associates LLC will ultimately yield 1,316 residential units across both townhomes and apartments. This phase in particular will yield 80 total units, divided evenly into 40 per building.
Caisson permits were issued this Wednesday for the Park Boulevard Phase 3B development, filed under the address of 41 W 36th Street in Bronzeville. Developed by Stateway Associates LLC, the new construction will comprise of two five-story residential buildings. With the current phase at its southwest corner, the larger Park Boulevard development is set to replace the former Chicago Housing Authority Stateway Gardens housing projects. This masterplan includes a total of 1,316 units spread across both townhomes and apartments.
