With the issuance of a new construction permit on the 6th of May, a two-story masonry residential building on West Grace Street in Wrigleyville will soon give way to a condominium development. Bresani LLC of Winnetka pulled a permit for four condos at 1234 West Grace Street just 34 days after its application start date of April 2, and it comes with a reported cost of $785,000.

A demolition permit for the existing masonry structure, which spans 1230 through 1234 West Grace, and its detached garage (the permit refers to it as a “frame” garage; there’s an awful lot of brick on it for a frame garage) has been pending in the Chicago Data Portal since January 27. Once it is issued, Brophy Excavation will handle the razing. Real estate records indicate the building was erected in 1915, and the LLC purchased it in February for $1.84 million.

The new plans were drawn up by 360 Design Studio. They call for a three-story plus basement, four-unit residence with a rooftop deck, rear porches on the first and second floors, and a three-story rear stairway. A four-car garage with a roof deck of its own will be included. The property sits on a street corner formed by the alley on the east end of the parcel, with a perpendicular alley running behind it. The existing garage has overhead doors on both alleys. It is not known if the new spaces will be accessed from one alley or the other, or from both. Iron and wood fences will enclose the property.

Platinum Homes, which just this month saw their first tenants move into the new apartments at 4713 North Clark in Uptown, will be the general contractor. A rendering on their website confirms these will all be four-bedroom, three-and-a-half bath condos with planned competition in summer 2027.

1234 West Grace Street is located less than two blocks northwest of Wrigley Field. Within reasonable walking distance are the Sheridan and Addison Red Line platforms. Bus stops for Routes 22, 80, and 152 are all within a two-block walk.

    That is a really nice upgrade and condos to boot, but I am sure the peanut gallery will be whining about preservation.

    The rendering shows the alley on the east being landscaped and paved with a sidewalk. Is it safe to assume that wont be true? I imagine closing an alley off would be a major permitting challenge.
