Fulton Market Tower Approved By Committee On Zoning

The Committee on Zoning has approved plans for the proposed mixed-use high-rise at 215 North Racine Avenue in Fulton Market. Sitting near the corner with West Lake Street, the project has been in the works for around a year, having faced much scrutiny from neighbors due to its proposed high-density zoning. Efforts for the project are being led by local developer Domus.

The square-shaped mid-block site currently holds a small parking lot and commercial building that will be demolished to make way for the DX-16-zoned tower. This zoning designation is the city’s highest and commonly reserved for downtown projects only, making it a first for the neighborhood, which is what has led to local backlash.

Chicago-based firm Archeo Design Studio has been working on the design of the 364-foot-tall tower, featuring rounded corners and an integrated parking podium on the lower levels. The ground floor will hold 1,100 square feet of retail space along with a small lobby and a ramp up to the next few levels containing 88 parking spaces.

The rest of the 29-story structure will hold 347 residential units made up of 143 studios, 79 one-bedroom, 120 two-bedroom, and five three-bedroom layouts. Of these, 70 will be considered affordable. The upper levels will feature additional amenity space along with a small rooftop deck with a pool.

Additionally, the project is planning to build an 11,000-square-foot park nearby on a vacant lot at 1240 West Carroll Avenue. Design efforts for this are still in the works, and the park will be privately managed but open to the public. While its zoning vote was delayed, the approval leaves one last approval needed from City Council.

While an updated timeline has not been revealed, previous announcements called for a mid-2026 groundbreaking.

  1. Great news, West Loop should be more built up by now. Get more of these empty lots and surface parking lots filled up!
