Foundation work below grade is underway for a multi-unit residential building at 2341 West St. Paul Avenue in Wicker Park. V & M Development of Evanston got a permit to get started for the three story plus basement, four-unit project on September 9. They filed their application on July 17, and it came through with a reported cost of just over $1.5 million.

This development was originally to be a pair of three-story, two-unit buildings, both of which were applied for on April 29 and permitted on May 21 before the decision was made to erect a single structure. V & M is acting as their own general contractor, using plans created by 360 Design Studio. Details include rear decks and stairways, with private roof decks at the back of the building.

A pair of detached two-car garages with rooftop decks of their own will be added at the rear, a T-intersection formed by the east-west and north-south alleys. Ornamental iron fencing will separate the front of the building from the street, and wood fencing will enclose the rear of the property.

A singe-story masonry commercial building was permitted for demolition in June to clear the site for redevelopment. Tir Conaill Concrete of Park Ridge handled the razing work.

While not officially pronounced as such, the ratio of floors to number of units and the one-to-one parking would indicate these will be for-sale condominiums.

2341 West St. Paul is located one block south of access points to the Bloomingdale Trail. Nearby transit options include the Route 49 bus, which runs one block west along Western Avenue. Routes 72, 49, and X49 make stops two blocks south at Western and North Avenues. The Route 56 bus is available along Milwaukee Avenue three blocks east. The Western Blue Line elevated train platform is about three blocks north.
