Two Demolition Permits Issued For 1257 North Ashland In Wicker Park

A pair of demolition permits issued by the City of Chicago signal the beginning of a five-story, 24-unit residential building at 1257 North Ashland Avenue in Wicker Park. The permits, issued Tuesday, January 21,  are for the buildings at 1257 and 1259, with one more expected for 1301 North Ashland next door. All three were part of the Mike’s Furniture retail mega-complex. Buildmax Company is named as the demolition contractor.

Real estate sites differ on years of construction for 1301 and 1259, with the consensus pointing to the mid-1890s for the latter and early 1900s for 1301 North Ashland. The metal shed-style construction of 1257 indicates it is a much younger building. As of Christmas Day 2024, the three structures were already surrounded by demolition fencing.

Noah Properties is replacing these three structures with the new residences. Designed by Jonathan SPLITT Architects, it is the companion project to 1235 North Ashland just down the block. Demolition permits were issued last week for that development, which will be slightly smaller than 1257 North Ashland.

A pending construction permit in the Chicago Data Portal calls for 10 parking spaces on the ground floor, plus penthouses and a rooftop deck above. For comparison, 1235 North Ashland will have 16 units and only four parking spaces.

    Is 1257 an old cargo container that had doors and windows cut in or just look like that???
