Foundation construction has begun for Fullerton Pointe, the first of two condominium buildings on Fullerton Parkway in Lincoln Park. This first iteration, permitted by the City of Chicago on November 22, is addressed as 519 West Fullerton Parkway, and will occupy the west end of the two sites. Both buildings are on a portion of the former Cenacle Retreat Center, demolished in 2022 to make way for new development. P3 Properties is the project’s developer.
Fullerton Pointe is designed by Simple Home Builders, who are also the general contractor for the first condo building. The permit allows for a four-story with basement building with eight dwelling units, topped by a pair of roof decks, with covered terraces on levels one through three. At the rear of the property, a detached eight-car garage will also have two private rooftop decks.
There is a pending permit in the Chicago Data Portal seeking an administrative adjustment to the side-yard setbacks and the back yard open space. Also pending is the new construction permit for 513 West Fullerton Parkway, which will mirror the specs included in 519, while differentiating itself with a slightly different design.
Fullerton Pointe will be located right in the heart of the Lincoln Park social scene. A two-block walk east leads to CTA bus service via Routes 22 and 36. Three blocks west, at the six-point intersection of Fullerton Parkway, Halsted Street, and Lincoln Avenue are stops for Routes 8, 37, and 74. Two blocks further west of here is the Fullerton Red/Brown/Purple Line elevated platform.

It’s like Long Island Romanesque meets a 1970s California apartment building. If that’s your thing.
This seems to be my thing. Not in a vacuum, but in a sea of generic construction in Chicago, this is clearly a huge improvement.
Are any of the units set aside as affordable?
None of these will be affordable units.
