Exterior construction progress has progressed through all four stories for 3951 North Wayne Avenue in the Wrigleyville neighborhood. Vivify Construction demolished a singly-story BK restaurant to redevelop the site, and they’ve brought the residential project up to its ultimate height in the northernmost reaches of the Lake View Community Area.
Designed by Axios Architects, the 31-unit rental development got its new construction permit on March 25 of this year. And on June 10, a permit revision was issued to add a pair of rooftop decks and a pergola atop a wing of the 31-space ground-level parking garage. Residents will access that parking from the east side of the building, off Lakewood Avenue, which functions more as an alley here than it does a street. The fourth floor of the building will also be topped by a roof deck.
Residents of 3951 North Wayne will be within a one-block walk for Routes 22 and 80 bus stops at Irving Park Road and Clark Street, while north/south 9 and X9 buses stop about three blocks west. The 80 bus can be used to go east to the Sheridan Red Line platform or west to the Irving Park Brown Line platforms, each about half a mile away.

Hate the parking ratio but it’s a big improvement over what used to be there. The Burger King to housing pipeline in Chicago is strong!
It’ll probably be a few years before the BK stink completely dissipates. But once it does this should be a nice development.
31 parking spots for 31 apartments sounds excessive for an area with decent transit options, but previous articles here have said all apartments will be 3 or 4 bedrooms. If this building is filled with families or multiple adults sharing units, 31 parking spots may not be inappropriate.
