Updated details have been revealed as the Chicago City Council approves partial funding for the mixed-use development at 9200 S Burley Avenue in South Chicago. The proposal is located on the southwest corner with E 92nd Street not too far from the Calumet River and the 93rd Street station of the Metra Electric line.
Replacing a large vacant lot across the street from another city-funded project, the development was originally revealed in 2022 with Interfaith Housing Development Corporation and Claretian Associates being the developers. Said team is also working with local architecture firm LBBA on its design, which will consist of multiple rectangular volumes.
The completed building will have an L-shape, while rising five stories and nearly 80 feet in height when accounting for elevator overruns. Inside on the ground floor will be a 6,500-square-foot commercial space along the street front on 92nd Street, this is being marketed as a potential grocery store.
The rest of the ground level will include a small lobby, multiple units, and a community room, while the grounds around it will feature multiple seating areas, green spaces, a patio, playground, sports court, and a 44-vehicle parking lot on the south end of the site.
Meanwhile the upper floors will hold 81 affordable residential units made up of 15 studios, 11 one-bedrooms, 21 two-bedrooms, 25 three-bedrooms, and nine four-bedroom layouts. All of which will be available for those making between 30 to 60 percent of the AMI.
The structure will be clad in mostly red-brick with certain sections featuring white finish panels, all accented by moments of yellow and blue finish to break up the massing as well. With an overall cost of $47 million, partially funded via TIF, IHDA, LIHTC, and other sources. The project now has all needed approvals in hand and has filed for construction permits, though no timeline is known.

Are you checking into Section 8 availability? All units will be affordable units for those making 30-60% AMI. You’ll have to check with the CHA about Section 8.
I wish they had extended the building over the parking area and screened it more. Seems like wasted space.
