Demolition is underway on an 1870s-era multi-residence at 1317 West Wrightwood Avenue in Lincoln Park. A new permit issued by the City of Chicago back in January of this year allows for the construction of a four-story with basement, four-unit building on the site.
Designed by Red Architects, the new property will include a detached four-car garage and rear decks on the second and third floors. Very specific language in the permit outlines an additional private deck accessible only to residents of the fourth-floor unit, and must include security features so that no other tenants have access.
The permit lists Robert Adolfson as the developer, and MPS Design And Development as the general contractor. The demolition permit was issued on October 9, with Builder Luxury named as the demo contractor. The home next door at 1313 West Wrightwood is being demolished concurrently, but that is a project by a different development team.
No timeline has been announced for the groundbreaking of new construction.

Disgusting, what a shame
So unfortunate! That was a beautiful building. Also, I didn’t see any water source for this demolition. Lead pollution everywhere!
I’m fully in favor of development, but the City needs to be more proactive for historic preservation. Buildings need to be better identified and protected in advance, rather than discussing it after the fact or during the entitlement process.
