A condominium building at 1950 West Dickens Avenue continues progress toward delivering new residential units to the Bucktown neighborhood this fall. A construction permit issued by the City of Chicago in September of last year, using the address of 1948 West Dickens, allowed Bak Home Development to get started on the four-story, five-unit project with general contractor Bachula Development on the build.

Designed by Hammond, IN firm Craft Architecture, the project calls for two-, three-, and four-bedroom floor plans. Covered balconies front Dickens Avenue on all four levels, while the penthouse unit includes a rooftop deck. At the rear of the property, a detached five-car garage will offer one indoor parking space for each unit. An additional building permit was issued in May to install a passenger elevator in the building.

A pair of 100-year-old-plus multi-unit residential buildings, at 1948 and 1950 West Dickens, were demolished in 2023 to make room for the new condos. Real estate records show those two properties sold early in 2023; 1950 in January 2023 at a price of $700,000, and 1948 in February 2023 at a price of $825,000. Tir Conaill Concrete was the demo contractor. Listings show the five new units available for sale ranging in price from $800,000 to $1.85 million. The estimated cost of construction was $2,000,000 when the permit was issued.

Residents of 1950 West Dickens Avenue will need only to walk three doors west for access to the CTA Route 50 bus. For east-west transit, the 73 bus has stops three blocks south, at Armitage and Damen. The nearest elevated train is the Damen Blue Line platform, about three-quarters-of-a-mile south of the site.
