The exterior is mostly finished, and the interior buildout continues, at 3050 N Greenview Avenue in Lake View. Permitted in July of 2023, this brick-clad four-story structure will deliver three residential units to the neighborhood, topped by a roof deck.

That 2023 permit included a concrete slab for two parking spaces. Now, either in addition to those spaces or in place of them, an additional building permit has been issued for a detached two-car garage off the alley behind the property. The garage will have a rooftop deck of its own.
Designed by Oak Park-based Compass Architecture, 3050 N Greenview is being developed and built by JEK Development, as they keep developer and general contractor duties in house. We found a rendering of the new building on their Instagram account, as well as a progress video from back in February. That video tells us to expect three condos here: one duplex-down, one duplex-up, and one simplex.

A demolition permit was issued for the building formerly occupying the site on May 31, 2023. Tir Conaill Concrete was the demo contractor for the teardown.

Residents of these condominiums will find stops for the 9 and 77 buses at the Belmont/Lincoln/Ashland intersection about a quarter-mile northwest. The Paulina and Southport Brown Line platforms are each about half a mile north.

I don’t like the way we tend to leave gaps between buildings in Chicago. It’s just wasted space! I realize there are Code reasons for it, but they manage on the East Coast.
I like the tighter aesthetic better too but this way better this way for residents because you get a breezeway giving better air circulation and some lighting coming in from side windows. One thing I hate about east coast townhomes is the interior lighting is very limited without sky lights.
When Chicago was being built architects were combating public health outbreaks like cholrea, typhoid, tuberculosis and the threat of fire which is why the city was planned with wider streets, alleys and gangways between buildings to allow for more sunlight and fresh air. These are all late 19th century health and safety inovations.
