Contemporary Concepts and Studio Dwell Architects have submitted a zoning application for a proposed residential development at 1055 W Diversey. The project site, currently housing a church. The new development, designed by Studio Dwell Architects, is planned to be a five-story building with 24 residential units, standing 58 feet tall. The exterior will feature a brick cladding with metal accent panels and limestone on the ground floor windows.
The residential units will comprise one one-bedroom, nine two-bedroom, 13 three-bedroom, and one four-bedroom unit. Four of these units will be designated as affordable housing. The market rate units are expected to be priced at $3000 a month for two-bedroom units, $4,000 – $4,200 a month for three-bedroom units, and $5,500 a month for the four-bedroom unit. The building’s main entrance will be on N Seminary Ave, with five residential units and a bike room accommodating seven bikes on the ground floor. Additionally, a single accessible parking space will be available from the alley, and two of the ground floor residential units will feature private terraces.
The developer is seeking a rezoning from RT-4 to B2-3, along with a set of zoning variations. Following the submission of the zoning application, the proposal will be reviewed by the Committee on Zoning and City Council. If approved, the construction is estimated to take approximately a year, with a target completion date in Summer 2025.
