The Chicago City Council has approved the mixed-use development at 1016 W Lake Street in Fulton Market. Replacing a surface parking lot on the corner with N Carpenter Street, plans for the hotel were revealed last year and are now moving forward quickly. The project is being led by New York-based Cogswell Realty and Erol Stapleton with M Moser Associates working on its design.

Rising 15 stories and 220 feet tall, the hotel will focus on sustainability with WELL and LEED certifications, while also being net zero carbon with solar panels and bird-friendly glass. With no parking included in the plans, guests can utilize a valet service and be dropped off near the glass-clad lobby on Carpenter. This will be joined by a small commercial space along Lake which will connect to the lobby.

The second and third floors will be dedicated towards amenities with over 15,000 square feet of space, including meeting rooms and more. The floors above will contain 143 hotel rooms with windows on three sides, with the east facade featuring a massive community mural. The last floor will boast a 3,400-square-foot sky lounge with a large outdoor deck featuring an artwork railing.

The project will rise on a small 10,000-square-foot site which the developer bought early 2022 for $6.6 million. The exterior will be clad in a blue stone-clad facade with punched windows featuring hanging plants. The approval officially rezones the site to allow the developer to break ground on the proposal this summer, with a 16-18 month timeline. At the moment a hotel name has not been announced, but will be a new independent hospitality concept.
