Groundbreaking Held For Grace Manor In North Lawndale

A groundbreaking has been held for the mixed-use affordable development at 3401 W Ogden Avenue in North Lawndale. Known as ‘Grace Manor’, the proposal will rise on the corner with S Homan Avenue and replace a parking lot commonly used by the nearby police station. The project is being led by co-developers East Lake Management and Jerusalem CDC, with local architecture firm JGMA having worked on its design.

Rising six stories and 72 feet tall, the angular structure will feature a unique exterior facade made up of glass and multi-colored metal panels creating a gradient from green to blue. The building itself will be pulled back from the main road in order to create a small plaza and green space for the community; which will lead to a 1,630-square-foot cafe and community center with outdoor seating.

The rest of the ground floor will have a large fitness room, amenity space, laundry room, and an 18-vehicle parking lot in the rear of the structure. The remaining floors will hold 65 residential units made up of 31 one-bedrooms and 34 two-bedroom layouts. Of these 46 will be affordable for those making 60 percent Area Median Income, while the remaining 19 will be for the Chicago Housing Authority.

Select units will have inset balconies and there will be a small rooftop deck available as well. With an overall cost of $40 million, the project received $5.5 million in Tax Increment Financing to help get it going. Now after a long process of approvals, Burling Builders Inc will serve as the general contractor for the building and has commenced groundwork. Work is scheduled to be completed in the spring of 2025.
