Construction is progressing on two residential buildings, part of the larger Southbridge development in the Near South Side. Addressed at 2310 S State Street and 2344 S State Street, the two buildings front along S State Street, between W 23rd Street and W 24th Street. The nearest public transportation is the 29 CTA bus route, running past the development on S State Street, with stops at 23rd and 24th Streets. The Cermak-McCormick Place CTA L station, serviced by the Green Line, is a five-minute walk away from the site.
Photos show steady progress on both buildings since our last update. The southern building, addressed at 2344 S State Street, is progressing ahead of the northern building. The second-floor deck and concrete slab has been poured, with metal framing installed on the perimeter edge and interior of both the ground and second floors. The third-floor deck and concrete slab has also been poured. Façade infill has begun on both floors, with sheathing left exposed as it awaits the final brick cladding. Early plumbing lines are being installed as well.
Progress on the northern building, located at 2310 S State Street, is slightly behind the other. The second-floor deck and concrete slab has also been poured, with metal framing installed on the perimeter edge of both the first and second floors. Interior metal framing has yet to be installed. Crews were in the process of installing the final decking for the third floor. The concrete slab for the third floor will be poured once the decking installation is complete. Workers can be seen welding and working on the structure at the top of the first floor.
The development is being designed by a team of architects including Gensler, Antunovich Associates, and Nia Architects. They are working with the developers McCaffrey and The Community Builders, all chosen by the Chicago Housing Authority. The master-planned development will create over 900 affordable housing units to serve the southern side of Chicago, replacing the previous Harold Ickes Homes demolished in 2010. In addition to the residential units, the 11.3-acre development will consist of 65,000 square feet of retail space and several community facilities.
The two buildings under construction will each contain a mixture of 103 affordable and market-rate apartments, for a total of 206 units between the two. The top floor will hold the amenity spaces including an exercise room, community dining facility, and outdoor terraces.
McShane Powers Joint Venture is the general contractor in charge of the construction. Phase one completion of 2310 S State Street and 2344 S State Street is anticipated for 2021.
