The Chicago Plan Commission has approved the commercial development at 756 E 111th Street in Pullman. Located on the corner with S Ellis Avenue just east of the Pullman National Historical Park, the new structure will replace a vacant lot surrounded by other new businesses like Culvers and Potbelly as well. Developer Cup O’ Joe Coffee LLC is working with Edafos Studio on the two-story structure which has seen some revisions since announced last year.

Rising two stories and 37 feet in height, the new linear structure will stretch across the whole site providing roughly 16,800 square feet of space for Veteran Roasters to open a roastery and brewpub within. Veteran Roasters is a local company started by veterans in 2017 with the goal to employ fellow at-risk veterans and teach them many business skills as they return home. Now they are partnering with Rags of Honor and local brewers to expand their capabilities and explore the new avenue, hoping to provide 50 permanent jobs.

The structure will front E 111th Street with a 57-vehicle parking lot in the rear as well as a drive-thru lane around its front. The ground floor will hold a kitchen for a 174-seat restaurant with a cafe, bar, drive-thru component, and two outdoor seating spaces overlooking the parking lot. These will be joined by spaces for roasting, fermentation, brewing, and more to support the banquet hall on the second floor as well. Said hall will be divisible into three and able to hold over 200 people with its own prep kitchen, bars, and 72-seat outdoor deck.

With a simple rectangular-form clad in red face brick, the designers utilized stone accents and aluminum canopies to break up the massing all around with solar panels on the rooftop to help lower energy needs. The $7 million project has received partial funding already from the city’s Neighborhood Opportunity Fund as the developers collect the rest of the necessary money. Although it will still require approvals from the city, the team hopes to break ground soon with an anticipated 2024 completion date.

Hopefully a developer can come in and develope that huge lot next door.
While I’m certainly happy to see development in the Pullman area, I wish it wasn’t so car-centric. This is just down the way from a transit station and this entire block is developed like a suburban shopping center. Granted, it’s also just off the freeway, but I would have liked to see better interaction with the sidewalk and a different layout for the drive through.
