City Council Approves Residential Development At 1800 W 17th Street In Pilsen

The Chicago City Council has approved a new residential development at 1800 W 17th Street in Pilsen. Located west of the intersection with W Wood Street, the new proposal replaces an empty lot in a heavily residential area not too far from the National Museum of Mexican Art, and just south of Union Pacific Global yard and tracks. Developer SBSS Holdings LLC is working with local design firm Hanna Architects, who are known for their small-scale neighborhood projects across the city, on the new multi-unit property in the bustling neighborhood.

The 6,098-square-foot lot was previously sold in 2013 for $155,000 before being listed late last year for $550,000 with a formal purchase pending since February 2022. The approval grants the site to be rezoned from its current B3-2 Community Shopping District and Multi-Unit District to B2-3 Neighborhood Mixed-Use District effective immediately allowing the developer to proceed with their plans. Given the demographics of the area, the new building is predominantly aimed towards families by offering only larger floor plans.

The structure will rise four stories above ground with a partially sunken basement, topping out at roughly 49 feet tall containing eight-residential units made up of one two-bedroom, six three-bedroom, and one four-bedroom layouts. All but two of the residences will be duplexes spread across the basement, ground, third, and fourth floors with the second floor holding the only one-story units. The basement will also contain eight dedicated storage rooms and a 16-bicycle parking room while the ground floor will have eight vehicle parking spaces accessed from the rear alley, the four duplexes on the last two floors will each get a private rooftop deck as well.

Future residents will have access to various modes of public transportation including bus service for CTA Route 18 via a two-minute walk, Routes 9 and 50 via a seven-minute walk in opposite directions, and to the CTA Pink Line at 18th station via a five-minute walk. At the moment there is no further information known on the construction of the project, nor a potential groundbreaking and completion timeline.
