Completion in Sight for New Prairie Shores Clubhouse in Bronzeville

Remaining facade work is approaching completion for the new two-story amenity clubhouse at Prairie Shores, a five-building apartment complex in Bronzeville. Co-developers Golub & Company and Farpoint Development had purchased the complex in 2019 for $180 million, having partnered with Goldman Sachs Urban Investment Group. This acquisition kicked off a string of renovations throughout the property, including interior renovations of the 1,675 residences, landscaping improvements, and common area upgrades.

The new structure, located at 2937 S Martin Luther King Drive on the site of a former parking lot, will provide a wide range of indoor and outdoor activities throughout its 17,000 square feet. One of the main areas includes a fully-equipped fitness center that offers strength training on the first floor and cardio on the second. Other indoor features include a lounge area, a game room, a kitchen/bar, and a co-working center.

Outside, meanwhile, is a second-level terrace space with grilling stations, fire pits, a bar and lounge, and a large media wall screen. The terrace will be accessible via either the inside or an outdoor staircase accessible from the ground.

Gensler’s design for the structure is a departure from the other 1960s-era buildings on the Prairie Shores site, deviating from the rectangular motif with its own curvilinear massing. The facade for this massing is anchored with tan masonry along the first floor and a swooping glass curtain wall along the second.

As noted during the groundbreaking ceremony by Gensler principal Sasha Zeljic, this glass portion is made up of a more translucent glazing to create a more visible structure for birds, while also creating a light-diffusing effect for humans to enjoy. The inside design by Stanton Interior Concepts carries this airy motif with lighter colored materials and finishes.

Closest transit to the new clubhouse consists of bus stops for Route 3 just to the north at King Drive & 29th Street. CTA L service is a bit further, with the nearest Green Line service at 35th-Bronzeville-IIT station via a 22-minute walk southwest.

With Leopardo Construction as general contractor, work is expected to wrap up during this second quarter.
