The planned Northwestern Medicine Advanced Outpatient Care Center has officially broken ground at 4445 W Irving Park Road in Old Irving Park. With permits issued late last year and foundation and excavating work having already begun, this new four-story medical facility will occupy the full block bound by W Irving Park Road, N Kenneth Avenue, a rear alley, and N Kilbourn Avenue.
CannonDesign is the project architect, whose design involves three distinct segments with variable facade materials. The first entrance section at the easternmost end is fronted by a glass curtain wall to bring natural light to the lobby area. Next is a protruding section that implements masonry cladding such as limestone and terra cotta. The third segment on the west side will come with an attached a parking garage with 350 spaces, clad with masonry and metal to complement the rest of the exterior. As for as the landscape architecture component, there will be a 2,400-square-foot plaza along the front of the building, equipped with bike racks, seating areas, and various flora.
Beyond the visual architecture, Northwestern’s new facility has also been designed with several eco-friendly features, such as electric vehicle charging stations, light spill reduction, low-carbon-footprint materials, an expansive green roof, and the use of a low-emission, bird-friendly glass. The construction itself will also contribute to the structure’s environmental goals, with 80 percent of construction waste set to be diverted. With the above features, the construction is on track to secure a LEED Silver certification.
Adjacent to the northwest corner of the site at the intersection of Irving Park & Kilbourn is a Divvy bike station and bus service for Routes 54A and 80. A 10-minute walk to the east are the respective Irving Park stations for both the Metra and the CTA L Blue Line.
The $150 million undertaking is being built by Power Construction as the general contractor. With all permits now approved including the tower crane, structural work will likely go vertical this spring. Currently, an anticipated completion date has not been revealed.
