The Chicago Community Development Commission has approved the land sale for a new residential development at 539 and 541 E 46th Street in Bronzeville. Located just west of the intersection of 46th Street and S St. Lawrence Avenue, the homes will be replacing an empty lot near Armstrong Park. Local developer R&D Builders LLC will be working with MJC Architects for the buildings as they aim to build up the area.
The property lands within the 47th & King Drive Tax Increment Financing (TIF) Redevelopment Project Area, which was enacted in 2002 and includes 570 acres of predominantly empty land, allowing for future tax breaks if qualified.
The construction will consist of three single-family homes, each rising three stories and clad in a brick and limestone facade. The three homes were designed to complement each other with a uniform aesthetic. The first level will be a basement floor with two-bedrooms, with the elevated first-floor holding the main living spaces while the remaining three-bedrooms are located on the second floor.
Future residents will have access to CTA bus service for Route 47 via a five-minute walk, and CTA Green Line access at 47th Street station via a 10-minute walk, as well as a few grocery stores and Washington Park via a 15-minute walk. The approval will allow for the sale of the land to the developer for $130,000, and the project can now move forward through City Council approval next.

Those single family homes look very high end for both a city owned land sale and TIF tax breaks. I wonder which alderman and their cronies have their paws all over this one
It does not look like you can fit those 3 houses on the picture of the lot.
Bronzeville’s consistent development is great to see. This area should become one of the hottest in the city this decade.
