Structural work can be seen rising for the new six-story addition at Edith Spurlock Apartments in Lincoln Park. This new 85-foot-tall structure will be nestled between the complex’s two existing buildings, which are undergoing renovation as part of the development. Residing under the address 2700 N Sheffield Avenue, the added segment will provide an additional 80 residential units. The existing structures will also add 11 new units as part of the renovations. Altogether, there will be 485 apartments on the Edith Spurlock Apartment Grounds once all the work is complete. The Chicago Housing Authority (CHA) and Pirhl are co-developers behind the construction and renovation efforts, while RATIO is the architect.
Of the 80 units, 50 will be designated as affordable under the CHA, while another 10 will be affordable units funded via other means. The remaining 20 will remain as market-rate. As far as unit sizes, there will be a mix of one-, two-, and three-bedrooms, select units of which will come with balconies. While the existing buildings will remain designated senior housing, the new collection of residences will be available to all ages.
RATIO’s design for the structure involves brick around the base, a light rainscreen panel system around the upper floors, large floor-to-ceiling windows, and protruding glass balconies. The double-height front lobby section will be reflected by a tall glass storefront system spanning the length of the building along Sheffield Avenue.
There will be 50 parking spaces total for all three buildings, as well as 110 bike spaces occupying both exterior racks and an interior bike room. Public transit, meanwhile, includes the Route 76 CTA bus underneath the CTA L Diversey station for the Brown and Purple Lines. Both of these access points are just a three-minute walk east. Those looking to board the Route 8 bus can also find access at the Halsted & Diversey intersection via an eight-minute walk northeast.
Leopardo Companies and Ujamaa Construction are co-general contractors for the development. All work for both the construction and renovations is expected to wrap up by 2024.

Seriously. Now if only they could do fill in the empty corner right on Lincoln and Sheffield with commercial on the first floor, that’d be great!
Agree, that location is a no-brainer for a classic wedge shaped mixed-use building. Hopefully at some point in the future they capitalize on the TOD potential.
Seriously. That corner is so dead. Probably why they shut that CTA train station down a while back. Not to mention it’d help liven that area a bit more where someone would purchase and hopefully open the Salt n Pepper diner again. Don’t mind me. Just dreaming of the revival of old Chicago here.
