A permit was issued on Wednesday for a new four-story residential building, located at 3928 North Ashland Avenue in Lake View. The owner is listed as 3928 Ashland LLC. The new construction will be replacing a masonry structure that was approved for demolition back in August 2021.
The property will be home to three total apartments with attached balcony spaces at the front and rear of the building and plans indicate the presence of an enclosed rooftop deck. The property will have a detached three-car garage. John C Hanna is listed as the architect of record. As of the writing of this article, plans indicate that this will be a masonry construction.
The nearest bus access can be found for Route 9, which can be found via a two-minute walk north at the Ashland & Irving Park stop. This property is also a quick nine-minute walk west of the Irving Park CTA L station which connects to the Brown Line.
The property is near a variety of retail, dining, and bar options. Hamlin Park is also within a 20-minute walk for those looking to enjoy green space.
C will serve as the general contractor for the roughly $1.1 million project. No projection date has been given for the completion of this project.

It’s a Hanna building, so it will be awful and generic.
Ha, the first thought that occurred to me when they were named the architect!
