Structural Frame Rises for Schiller Place Apartments in Near North Side

Structural work is now at the second floor for Schiller Place Apartments, a three-building residential development at 711-749 W Schiller Street in Near North Side. Prior to construction, the narrow site was occupied by a vacant grass lot.

Evergreen Real Estate and Structured Development have co-planned the complex, which will house a total of 48 units, ranging from one- to two-bedroom layouts and are divided equally amongst the three structures. Of these units, eight will qualify as affordable, while the remainder will be market rate. The easternmost building will include an additional wing for the leasing office.

Bailey Edward Architecture has envisioned the layout and building designs, whose facades involve a mix of masonry and fiber cement board cladding. As evident in construction photos, the structure itself will be frame, while the elevator cores are built from concrete.

Parking involves 18 total spaces located in the rear. Public transportation in the area includes bus service for Route 8 via a two-minute walk south to Halsted & Evergreen. Also nearby are Routes 9 and 72, available at North Ave & Clybourn/Halsted via a six-minute walk north. For those wishing to board CTA L trains, the Red Line is accessible at North/Clybourn station via a six-minute walk north. Brown and Purple Line trains are slightly further via a 12-minute walk northeast to Sedgwick station.

GMA Construction is the general contractor for the $25 million undertaking. Move-ins are anticipated for early 2022.
