Demolition permits have been issued for a two-story masonry mixed-use building, located at Avondale‘s 3407 W Belmont Avenue. So Holdings LLC is the listed owner, whose plans for the site are not yet known. However, the lot is currently zoned for C1-1 Neighborhood Commercial District, which allows for retail storefronts and apartments on the above floors. The C1-1 designation permits a maximum height of 38 feet and a floor area ratio (FAR) of 1.2, in which any new development may have up to 20 percent more square footage than the area of the lot itself.
Nearest transportation includes bus stops for Routes 77 and 82 located at the Kimball & Belmont intersection just paces east of the property. Additional service within a roughly 10-minute walk comprises of stops for Route 152 to the north, Route 56 to the west, and Route 76 to the south.
CTA L transit also lies in the immediate area, with the Blue Line at Belmont subway station also paces east.
Points of interest nearby feature an Aldi across from the Kimball & Belmont intersection, as well as Avondale Neighborhood Park via a five-minute walk northwest. For commercial offerings, a host of retail and dining can be found via an 11-minute walk south to the three-point intersection of Kimball, Diversey, & Milwaukee.
Mulroy Demolition & Excavation is the wrecking contractor for the existing structure, whose replacement plans and timeline are not yet known.
