Over the span of two days, a caisson permit and a full building permit were issued to begin construction at 5853 North Broadway in Edgewater. The first task to complete will be the demolition of the single-story structure used by the Department of Streets & Sanitation on the site. Lack of a demo permit may curtail plans for a bit, but many of those permits simply aren’t visible anymore in the Chicago Data Portal, so this one should be pending and ready to bust out any day now.

Bickerdike Redevelopment Corporation is putting up an 11-story, 90-unit building designed by Landon Bone Baker Architects. Leopardo will be the general contractor and McHugh Concrete the concrete contractor. The caisson permit came through first, on Thursday November 5, 498 days after its application start date of June 25, 2025. The full building permit followed Friday, 441 days after its application start date of August 22, 2025. The caisson permit included a reported cost of $16 million; the reported cost of the full permit is $52,166,500. City Council approved funding last month.

The 100% affordable development will deliver 35 one-bedroom apartments, 40 two-bedrooms, and 15 three-bedroom units. The permit specifies that 16 parking spaces will be covered but open. An early timeline for the $78 million project (we look forward to your per-unit calculations) pointed to completion in the second half of next year; with permits just now issued, and demolition yet to be approved, it is not clear if that goal will still be met.

  1. It’s snarky to say,”we look forward to your per-unit calculations” when the reality is that the numbers are eye-popping. Our national elections just rebuked corruption in a big way. Hopefully, some of that can trickle doto Chicago.

    • The truth here is you don’t know what you’re talking about. Did you ever bother to find out the hows and the whys public housing is more expensive than market rate? Of course not – that would mean getting off your lazy arse, doing a little basic research and (here’s the tough one) challenging your own ingrained prejudices and assumptions. Corruption? Go ahead, prove it. Waiting…
