Updated details have been revealed for a new residential development at 6124-6144 North Sheridan Road in Edgewater. Sitting mid-block between West Granville Avenue and West Glenlake Avenue, the project would replace the now-vacant five-story structure, which formerly held Kindred Hospital, which closed back in 2024.

The project would join a similar development directly to the north at 6150 North Sheridan Road, which would replace the hospital’s former parking lot with 40 units, approved last fall. The new proposal at 6124 Sheridan is being led by Kora Development LLC, along with Hanna Architects on the design. The proposal would rise five stories in height.

The site-wide ground floor would feature units along the streetfront with private entrances. The rear would hold a 59-vehicle parking garage accessed from the alley. The floors above will contain the rest of the 59 residential units in total, made up of two-, three-, and four-bedroom layouts ranging from 1,050 to 2,600 square feet in size.

While all units will contain a private balcony, residents will also have access to a large rooftop deck. The project is now seeking Plan Commission approval later this month due to its location within the Lakefront Protection Ordinance, with the site already being zoned for over 80 units. At the moment, no timeline has been revealed.

  1. In the interest of accuracy only, the vacant Kindred Hospital has already been demolished. And before the first person comments something like “OMG THIS SHOULD BE TALLER!,” please remember there are unfortunate zoning restrictions along this entire stretch of Sheridan Road. To propose anything over 5(ish) stories is a far more complicated development process. I’m not saying I agree, it’s just the facts.
