Does Second Winthrop Avenue Demolition Point To Larger Plans?

A demolition permit was issued by the City of Chicago to knock down a multi-unit residence and its detached garage at 6237 North Winthrop Avenue in the Edgewater neighborhood. The two-story building was purchased by the entity of 2119 Grand LLC, registered with a mailing address in Park Ridge, in April for $1.75 million, according to real estate records. An application was filed on August 10 to tear down the two structures; it came through on November 3 with a reported cost of $10,000. All Concrete Contractors is named as the demo crew.

On the adjacent parcel to the south, at 6233 North Winthrop, two demolition permits were issued in January 2024 to a private owner to raze another multi-unit residence and its coach house. That new owner, named in records as 6233 Winthrop LLC, purchased the property for $1.138 million in October 2023, but after demolitions were complete, lot was sold again in April for $1.75 million.  The even newer owner is named in records as 2119 Grand LLC, the same entity that received permission to tear down 6237 North Winthrop on Wednesday.

Those two transactions certainly seem to point to grander plans. And there’s another interesting factor in the equation; 2119 Grand is a 48-unit property for which Panoptic Group has a pending permit in the Chicago Data Portal. Panoptic Group doesn’t use an address in Park Ridge, but the entity that does lines up with ownership of a company on West Chicago Avenue in West Town, just a couple blocks north of the Grand Avenue project. Could it be that these two entities are teaming up for a development in Edgewater? There are no pending permits in the data portal that correspond to the two sites. We’ve reached out for further information about plans but have yet to receive responses.
