A vacant spanning 1844-1846 North Damen Avenue in the Bucktown neighborhood has been permitted by the city for a new three-unit residential building. Promised Land Development applied for the permit, addressed as 1846 North Damen, on July 14 of this year and it came through on October 2 with a reported cost of $1.3 million.

PLD will build a four-story structure with dwelling units on the three upper floors and ground-level office space. Designed by Michael Cox & Associates, the building will feature front decks on the second, third, and fourth levels, with the uppermost unit to include a private roof deck atop the fourth floor. A detached two-car garage on the alley at the back of the property will also have a rooftop deck accessed by a staircase.

The subject parcel has been vacant since the demolition of two buildings back in 2021. The single-story masonry structure at 1844 North Damen was permitted for demolition on June 18, 2021, and four days later, a permit came through to tear down the three-story residence and detached garage at 1846 North Damen. Those two permits named M15 Land Investment Inc as the property owner. It is not clear if the same entity owns the properties now, though at least one real estate site shows a recent sale of 1846 (possibly inclusive of both lots) for $1.525 million.

Residents of 1846 North Damen will live one block north of an access point to the 606 Trail, with stops for northbound and southbound Route 50 CTA buses half a block south. Less than half a mile south lies the six-point Damen/North/Milwaukee intersection, where commuters can access the Damen Blue Line platform, #56 Milwaukee Avenue buses, and the #72 North Avenue bus. The Western Blue Line platform is located about half a mile west. Walking east on West Cortland Street leads to the Clybourn Metra station and its UP-N and UP-NW trains just over half a mile away.
