Given its zoning designation of B3-2 Community Shopping District, the property may accommodate retail venues, with apartments permitted above the ground floor. B3-2’s maximum floor area ratio (FAR) is also 2.2, whereby the proposed building may have up to 2.2 times the square footage of the containing parcel. It is unclear if the owner will seek to amend the current zoning.
Situated along the major Damen Avenue thoroughfare, the site lies near several transportation options. The closest of these options are north and southbound bus stops for Route 50, located just paces south at the intersection of Damen & Churchill. Additional stops for Route 73 can be found via a four-minute walk north to the intersection of Armitage & Damen. Other bus lines within a 10-minute walk comprise of Routes 49, X49, 56 and 72.
For those looking to board the CTA L, the Blue Line at Damen station is accessible via an eight-minute walk south. Meanwhile, Metra service is also available in the area, with Clybourn station located a 13-minute walk northeast.
Any future tenants and visitors will be in close proximity to Churchill Park, which offers a baseball/softball field, a dog park, and access to the elevated 606 trail.
Demox Inc is the listed demolition contractor. No other permits have yet been filed or issued, and any anticipated completion timeline has not yet been revealed.
