Structural work on The Legacy apartment tower at 1621 Chicago Avenue in Evanston has pushed above street level to the third floor, on the way to 11 stories. General contractor Valenti broke ground on the 110-unit building back in April, then got to work on caissons and below-grade geothermal work before erecting a tower crane on the site in September.

That crane has allowed vertical construction on the rental tower, for which developer Horizon Group Realty anticipates a fall 2027 opening. Pappageorge Haymes Partners and Myefski Architects are the design architect and architect of record respectively on the project, which will include 6,800 square feet of retail space and a 41-car garage within its two-story podium.

With third floor construction now underway, the building’s eight residential floors will now begin to take shape. Those upper floors will contain studio, one-bedroom, and two-bedroom floor plans with rents beginning from $2,200 to $3,800. Eight of the dwelling units will be set aside as affordable apartments. Tenants will enjoy amenities including a reflecting pool, a fitness room, bike storage, a dog run and spa, a golf simulator, and a work lounge.
