The Legacy, an 11-story residential building under construction at 1621 Chicago Avenue in Evanston, erected a tower crane last week as a crew from general contractor Valenti continues foundation work. The crane was in action Friday as we watched it move rebar around the site. The 110-unit apartment building replaces a single-story commercial structure permitted for demolition back in February.

Developer Horizon Realty Group got a permit from the City of Evanston in April, when they also hosted a groundbreaking ceremony for their latest development. Caissons (44 of them) were sunk into the ground, followed by geothermal work for the tower’s heating and cooling systems. With the tower crane now in place, vertical construction will soon follow.

The Legacy is a design by Pappageorge Haymes Partners, with Myefski Architects on board as the architect of record. Apartments will include studio, one-bed, two-bed, and three-bedroom floor plans. Eight of the units will be set aside as affordable housing for those earning 60% of the Average Median Income. There will be 6,800 square feet of retail space and 41 EV-capable parking spaces within a two-level podium. Amenities include a reflecting pool on the third floor, plus a fitness room, work lounge, bike storage, golf simulator, and a dog spa and run.

Horizon Realty Group, which also owns and operates The Merion next door at 1611 Chicago Avenue, anticipates The Legacy will begin welcoming tenants in fall 2027. Upon opening, rents are expected to begin at $2,200 for studios, $2,750 for one-bedrooms, and $3,800 for two-bedroom apartments. Rates for the three-bedroom units have not been announced. 1621 Chicago Avenue is located three blocks east of the Davis Purple Line and Metra UP-N stations. Many local bus routes converge at those two transit hubs, including CTA Routes 93, 201, and 206, plus Pace’s 208, 213, 250, and PULSE lines.
