There is no longer a tower crane at 2305 South State Street on the Near South Side, as the newest phase of the Southbridge development has topped out and dropped its rig. But there is some fresh glass on the building, interspersed with gray panels in varying shades, with the exterior skin now wrapping around the second floor. That patterning will continue up the structure’s 12 stories.
Many of those additional glass and metal panels are visible on floors just above what has already been installed, with the construction hoist on the tower’s west-facing facade now tasked with the rest of the heavy lifting. As the floors are enclosed, general contractor McHugh Construction can begin interior finishes for the 80 residential units McCaffery Interests will deliver to the neighborhood.

Phase 1C of Southbridge has been under construction since March; foundation and full permits were issued in October and November of last year. McCaffery Interests hosted a groundbreaking ceremony in April after caissons had been completed, and the tower crane was erected just before the end of the month. The Gensler and Nia Architects design will deliver 1,500 square feet of ground-level retail space. Above, the 80 rental apartments will consist of 20 studios, 50 one-bedroom units, and 10 two-bedroom units. Resident amenities will include a rooftop deck, a community room, bicycle storage, and a dog-wash station.

The tower is located across 23rd Street from the south entrance of the Cermak-McCormick Place Green Pine platform. Stops for CTA bus routes 1,4, 21, and 29 are all within a two-block walk. For those wishing to utilize the Red Line instead of the Green Line, the Cermak-Chinatown platform is about three blocks to the northwest. While no official announcement has yet been made, first tenants are expected to begin moving in early in summer 2027.

Great height and scale but the facade looks hokey. Adding shades of grey on top of the white and black makes this firmly something that belongs in LA.
Okay, we’ll have a little bit of LA then. This project overall deserves a ton of enthusiasm and I hope we get more just like it.
