Promised Land Development closed the property under an LLC in August for $1.15 million after filing an application to build new on August 5, waiting 47 days for the permit to come through. It includes a reported cost of $1.2 million.

The new permit calls for a four-story plus basement, three-unit building designed by Michael Cox & Associates. Outdoor spaces will be provided via rear decks, a deck at the front on the second level, and a rooftop deck with a stair enclosure and an open pergola. A detached three-car garage at the alley will have a roof deck and pergola of its own, accessed by an external stairway. A five-foot iron fence will separate the property from the front sidewalk. Promised Land Development will act as their own general contractor for the homes, which will likely be offered as for-sale condominiums.

The existing 130-year-old multi-unit residence will require a demolition permit, and one is likely pending in the Chicago Data Portal, but it cannot be searched; only the new permit shows in the portal.

917 West Fletcher is one block south of access to the Belmont Red/Brown/Purple Line elevated platform, where east-west Route 77 CTA buses also make stops. A very short walk east to North Clark Street leads to stops for the #22 bus, with Route 8 stops also nearby at Clark and North Halsted Street.
