Caisson equipment is amassing on the 1000 block of West Jackson Boulevard as the start of construction approaches for the newly named Julep West Loop residential tower. General contractor Skender, concrete contractor Adjustable Concrete, and the drill team from Stalworth Underground are filling the West Loop lot with caisson rigs and all manner of accoutrement in preparation for the 25-story, 380-unit development from Mavrek Development.

The new development got started with the demolitions of 1010 and 1016 West Jackson, which were permitted on the first of July and carried out by Taylor Excavating. Caissons were permitted almost six weeks ago, on August 19; a full building permit has been pending in the Chicago Data Portal since June 1. A fresh permit that had been pending since August 7 came through the portal on September 25 for a Potain MD485 tower crane. Mavrek hosted a groundbreaking ceremony on the ninth of this month.

Eckenhoff Saunders designed the tower, which will feature 76 affordable apartments among its 380 units. They’ll range in size from studios to three-bedroom layouts. Parking for 163 cars and 380 bicycles will be included to serve rental tenants and grocery shoppers at the 22,000-square-foot Aldi store on the first floor. According to the Julep West Loop website, residents will begin moving into their new digs in spring 2028.

On the parcel immediately west of Julep, a demolition permit was issued on September 14 to tear down the former Bays Corporation facility at 1026 West Jackson. A proposal for that property from Belgravia Group was approved by City Council back in summer 2022, and they are expected to follow through on a similar plan for the site, but some changes have been made and new approvals will be required. For now, demolition surrounds the property ahead of the imminent razing.
