Two demolition permits for the 1000 block of West Jackson Boulevard in the West Loop were issued by the city of the first day of July. Those allow Mavrek Development to begin clearing a half-block swath of properties for their planned and approved 25-story residential tower at 1000-1022 West Jackson.

The permits are assigned for razing 1010 West Jackson, a two-story masonry building beside a surface parking lot on the corner with South Morgan Street, and 1016 West Jackson, a five-story former co-working space and office building next to it. Taylor Excavation is the designated demo contractor. Both demolition permits show application start dates of May 4, 2026, and each cites a reported cost of $550,000, though considering the difference in size of the two buildings, that figure likely applies to the entire demo project.

Mavrek has 380 apartments planned for the site, which will include that parking lot on the corner. They use 1000 West Jackson as the project address, while design firm Eckenhoff Saunders refers to it as 1016 West Jackson. Pending new construction permits in the Chicago Data Portal use the address of 1022 West Jackson. A three-story podium will occupy the corner, with an Aldi store expected to fill much of the 21,000+ square feet of commercial space. The L-shaped project will wrap around the vintage five-story loft office building at 222 South Morgan. Skender is on board as the general contractor.
In addition to the commercial space, the podium will include parking for 163 cars and bicycle storage. Of the apartments, likely a range of studios to three-bedroom floor plans, 76 will be set side as affordable units.

With demolition now approved, Precision Excavation can get started soon, although Mavrek has not publicly announced construction financing for the development. Meanwhile, their project page continues to cite an anticipated opening this year, a timeline that is no longer realistic. An updated completion date has yet to be announced.

Wide parking podiums like this bother me when the amount of space used could house another 300 units in a second tower. At least we’re getting a grocery store and it’s not just blank parking deck walls.
