The permit shows an application start date of April 29, and it came through on August 10, a duration of 103 days in the data portal. The reported cost is an even $500,000, with Corett Builders Corporation named as both the developer and the general contractor.

The permit calls for a three-story building of frame construction containing three dwelling units. There is no basement level. The subject parcel, currently vacant, occupies the northwest corner of Irving Park Road and North Richmond Street. The lot was previously improved with a two-story frame residence built in 1916. Corett Builders purchased the property in December 2023 for $185,000 and received a permit to raze the home and its detached garage in July 2024. Sitepro Services carried out the demolition at a reported cost of $18,000.

North-south service is available three blocks east via Route 93 at North California Avenue. Rail access is not within convenient walking distance, but #80 buses can be used to connect with Brown Line, Blue Line, and UP-NW Metra trains along Irving Park Road.

  1. Wish this area allowed 4 over 1s or 4.5 story all residential buildings as of right.

    Grew up nearby & would love to see Irving Park in this area as built up as Irving Park is further east.

  2. Agreed, 4 over 1s would be nice here. The demand is definitely there. There’s plenty of nicer condos/apartments in the area. The area is next in the Blue/Brown corridor of gentrification, but is slow because it’s not as transit-rich.

  3. Why 100+ days for a permit in this city?!? That’s insane. And a stick 3 flat with a 7 story building going up across the street? 3 years to build after demolition? I’d blame the alderman but she’s a loon more worried about fringe causes than anything in the ward.
