Construction has been approved to replace an 1890-built single-family residence at 1945 West Potomac Avenue in Wicker Park that was permitted for demolition back in May. The permit came through the Chicago Data Portal on July 7, one month after its application start date of June 8, and it comes with a reported cost of $567,468.

The building is to include three stories above grade plus a basement level, and it will contain two dwelling units, likely to be one duplex-down and one duplex-up for-sale condos. There will be rear terraces at the rear of the first two stories with a rear stair to the third level. The rooftop will include an occupiable deck, stair enclosure, and a pergola. A detached two-car garage on rear alley will be topped by a roof deck of its won. Hanna Architects is named as the architect of record.
Developer EZMB LLC purchased the property in January for $755,000 and submitted an application to tear down the home and detached garage on January 23. That permit came through 110 days later on May 13, with Builder Luxury of Willowbrook named as the demo contractor at a reported cost of $20,000. EZMB is their own general contractor for the two new homes.

1945 West Potomac lies on a corner lot formed by West Potomac Street and a north-south side alley. There are stops for the CTA’s Route 50 bus half a block west at North Damen Avenue. Two blocks south are stops in both directions for the east-west Route 70 bus at West Division Street. That bus can be used to connect with the Division Blue Line subway station approximately half a mile east, while the Damen Blue Line is a slightly shorter distance to the north. Route 56 buses are within convenient walking distance along Milwaukee Avenue.
