Brickwork has risen to the third level for the three-story, four-unit residential building at 4650 North Magnolia Avenue in the Uptown neighborhood. As of July 19, concrete block had wrapped around both sides and the rear of the top floor, with the front not yet underway. A permit issued for construction on April 15 omits mention of a basement, but there is a lower level. That level will allow for two duplex-down units, with one at the front of the house and one in the back, with simplexes built on the second and third floors. The permit calls for a private occupiable roof deck and one rooftop stair penthouse/enclosure, but does not specify if those amenities will be available only to the third-floor simplex owners.
For parking, no garage is included, only four surface spaces on a concrete pad. It would be no surprise to see a permit issued at a later date to erect a masonry garage at the alley accessed from West Leland Avenue.

This project began with the demolition of an 1890-built frame home at 4652 North Magnolia. The entity of Chf Prop LLC purchased the property in December of last year for $740,000. They received a demo permit on April 6, and the home was reduced to rubble within days. The new construction permit came through while debris was still being hauled away, with N.L.I.E. Construction on the job as the general contractor and Stoneberg + Gross Architects handing design duties.
