Updated plans have been revealed for the upcoming mixed-use development at 400 North Morgan Street in the West Loop. The project, sitting on the corner with West Kinzie Street, would be the second phase of a larger three-lot proposal led by developer Vista Property, with the first phase nearing completion across the street at 370 Morgan.

Since its initial approval three years ago, the team was able to purchase the last remaining lot on the main street corner, leading to a redesign of 400 Morgan. This resulted in an expanded base along with the creation of a new pocket park on said corner. Because of this, the tower was widened and reduced from 41 floors and 478 feet tall to 23 floors and 285 feet in height.

The building’s L-shaped podium will wrap around the park and feature a large lobby, amenity room, and over 4,000 square feet of retail space on the ground floor. The next two floors will hold 149 parking spaces, a decrease from the originally proposed 192. This is also because the unit count was reduced from the original 478 to the current 430.

Of the 430 residences, 20 percent will be considered affordable, with layouts likely focusing on studios, one-, and two-bedroom units. Tenants will also have access to a rooftop deck above the podium, along with another atop the tower. Because of all the changes and the added property, the project will now need to gain approval from the city again. No timeline is known.
