Eight Units Permitted For 6504 North Northwest Highway In Edison Park

A new construction permit issued by the City of Chicago on July 10 allows for the completion of a three-story plus basement, eight-unit residential building at 6504 North Northwest Highway in Edison Park. The permit had been pending in the data portal since December 8, a duration of 214 days, and it came through with a reported cost of $1.8 million.

The entity of SJ Properties LLC is named as the property owner. Michael Cox & Associates is the architect of record, and Knightsbridge Prestige Construction Company is the general contractor. The building is to have front and rear balconies on all floors, six-foot wood fencing, and a trash enclosure. Seven surface parking spaces will be provided, accessed from a driveway using a curb cut on Northwest Highway; there is no alley behind the property.

Real estate records indicate the LLC has owned the 1955-built structure since purchasing it for $475,000 back in December 2017. There is no demolition permit pending in the Chicago Data portal as of this writing. And while the new construction permit is only for 6504 North Northwest Highway, the adjacent residence at 6500 North Northwest Highway changed hands in February, raising the possibility of a larger redevelopment site, though no public records currently connect the two properties.

Residents of 6504 North Northwest will live about 500 feet from CTA access via Route 68 buses going eastbound and westbound. Route 88 and the 423 Pace Bus are each within three-blocks walks. The Edison Park  UP-NW Metra station is located half a mile northwest along Northwest Highway. The Norwood Park stop is a little farther than that to the southeast. The closest elevated train is the Harlem Blue Line a mile and a quarter away; the 88 bus can be used to connect.
