40 Units Permitted To Begin Construction At 1215-1225 West Belmont In Lake View

A construction permit was issued by the City of Chicago on May 12 to allow for a new residential development at 1215-1225 West Belmont Avenue in Lake View. JAB Real Estate is the recipient of the permit, filed under the address of 1221 West Belmont, as both the developer and the builder. It comes through with a $6 million reported cost after waiting just over four months in the data portal.

JAB will erect a five-story, 40-unit building designed by Moth Architects. The 40 rental apartments will all feature two-bedroom floor plans, and all will be located on the upper four levels. Eight dwelling units will be designated as affordable. The ground floor will include about 2,200 square feet of retail space, parking for two dozen cars and 40 bicycles, a fitness center, and a small resident lobby. Renderings of the building show inset balconies along the Belmont Avenue facade; all units are expected to have balconies of their own. The permit authorizes a shared rooftop deck, adding to outdoor space.

A two-story building at 1215 West Belmont was permitted for demolition on March 25, and two buildings that comprised the former home of Stage 773 theater, at 1219 and 1225 West Belmont, were issued demo permits the same day. All structures have since been razed, with excavators still on site ready to begin foundation work. A few stacks of steel sheets have been delivered to the lot, ready to be driven into the ground.

East-west and north-south CTA bus routes will be available to tenants of 1221 West Belmont within a four-block walk of home. #77 buses stop on this block of Belmont, and Routes 9 and X9 stop four blocks west on North Ashland Avenue. The Belmont Red/Brown/Purple Line elevated platform is about three blocks east, just past Sheffield Avenue. There is a Divvy bike rack steps away at the corner of Belmont and Racine.

  1. A bit bittersweet to see the former Stage and the mural go. But adding these units will help other businesses in the area thrive.

    • I had my first paying job at the Theatre Building (predecessor to Stage 773) so it’s definitely sad to see the structure become part of Belmont Avenue’s colorful history. But it was inevitable.

  2. Also bummed out about the theatre and cool visuals being gone on that block but – this is the next best thing to happen to it. Long live Belmont!

  3. Eventually these 5 story cheaper infills that take up 2 lots will be a thing of the past and we go higher. Glad for any development and density, but this tired design cannot end fast enough.

  4. The design seems nice…the mural is pretty and ground level activation. 5 stories seems like a massive upgrade for the area. Happy to have this.
