The Chicago Committee on Zoning has approved the mixed-use proposal at 2652 West Chicago Avenue in West Town. Sitting on the corner with North Washtenaw Avenue, the project was revealed in 2025 and updated this past February. This was due to feedback from neighbors on the density, parking, and rental nature of the property, which spilled over into our comments.

Now, the team led by Barrett Home has settled on one of the three options proposed in February, with 360 Design Studio working on the architecture. The approved iteration calls for a five-story structure that will occupy the majority of the site, which previously housed a vacant Advance Auto Parts.

The L-shaped building will hug the streetfront with a small parking lot and garage in the rear, bringing a total of 23 spaces. Additionally, the ground floor will hold a small retail space along Chicago Avenue, with the rest of the floor occupied by a few units and the lobby. The upper levels will house the remaining 40 units, with an emphasis on larger family-sized layouts.

Of the unit total, six will be considered affordable. The building will be clad in a mix of brick and cast stone, with columns of balconies breaking up the exterior massing. With the committee’s approval in hand, the team will now seek approval from the City Council prior to being able to apply for permits. No construction start date is currently known, though a 16-month timeline is expected for completion.
