Work on the podium levels for 1010 South Wells is ramping up for the 21-story, 388-unit first phase of the Riverline development in the South Loop. General contractor Brandts Build and concrete contractor Goebel Forming are working on the second level of the three-story podium now, which will hold approximately 180 parking stalls and 2,900 square feet of retail space.
A renovation/alteration permit hit the Chicago Data Portal on April 20 for the tower. Its language states a “revision to full building permit and associated site work as revised 22-story residential apartment building.” So let’s see if one additional floor has indeed been added to the plan once that permit becomes official and the tower tops out.

We’re still waiting on permits for 910 South Wells, the second phase of Riverline. A permit to drive foundation piles entered the portal in February 2025, with the full building permit following in January of this year. Both towers are Gensler designs.

How many tower cranes are we currently at in the city. I know it is way below the levels of like 10 years ago, but it feels like a bunch have gone up in the last 6 months. I know a few high profile ones have also come down (Obama/Thompson Center/UCM Cancer Center), but it feels like we are still a net positive.
– 400 Lake Shore, but that comes down this month
– 370 North Morgan is topped out too; that crane might be down by now
– Bally’s Hotel is also topped out; don’t know when that will come down
– 1221 West Washington
– UIC Grenshaw garage was still up last I went by there
– 1010 South Wells
– 2305 South State went up last week
One at O’Hare and one at Loyola, and 410 North Elizabeth that are permitted, and might be up, but I haven’t been there to see
And I count 7 pending permits
Love the extension of buildings along the river, this, its sister site and the construction on Goose island + the casino it feels like the foot print of midrises is extending.
